Rockin' K General Contracting has been building in Bend, Oregon since 2016. Our home market — and the place where most of our work happens. Bend's housing stock spans everything from 1970s mid-century homes on the west side, to recently-built infill on the east side, to acreage properties in Tumalo and the south county. Every neighborhood has its own quirks, and we've built in most of them.

We work across NorthWest Crossing, the Old Mill District, Old Bend / downtown core, the east side off Reed Market and 27th, the south side near High Desert Middle and Rivers Edge, and the newer subdivisions north of Empire. ADUs on urban infill lots, kitchen remodels in west-side bungalows, additions on east-side ranches — we know what each part of Bend tends to need.

Do you work in all Bend neighborhoods?+

Yes. We work throughout Bend — east side, west side, NorthWest Crossing, downtown, Old Mill, Awbrey Butte, and newer subdivisions on the south and north ends. We're based in Bend, so we're 10 minutes from any city job site.

Who handles the permits in Bend?+

We do. Properties within Bend city limits go through the City of Bend Building Division; rural properties go through Deschutes County. We handle plan submittals, engineer coordination, and inspections on your behalf — it's part of every contract.

How long is the City of Bend permit process?+

Permit timelines vary by project type. ADUs and additions typically take 6 to 12 weeks for full approval. Remodels with structural changes are similar. Cosmetic-only remodels may not require a permit at all.

Can I build an ADU on my Bend lot?+

Most residential lots in Bend are eligible for an ADU under current City of Bend zoning. Setbacks, lot coverage, and height limits vary by zone (RS, RM, etc.). And as of a 2025 code update, many lots can now have up to two ADUs. We assess feasibility on the initial site visit and tell you straight if your lot supports the type of ADU — or ADUs — you're considering.
