Building in Redmond

Bigger Lots, Older Ranches,
Real Opportunity

Redmond, Oregon is one of the fastest-growing cities in the state, and it's where a lot of our work has shifted in the last few years. The math is simple: lots in Redmond are larger and more affordable than in Bend, and the housing stock — a core of 1970s–90s ranch homes around the Dry Canyon, ringed by newer subdivisions — leaves plenty of room to add on. For homeowners who bought a solid older house on a generous lot, an addition or a garage-conversion ADU often makes more financial sense than moving.

We're based in Bend, 15 minutes down Highway 97, so Redmond jobs get the same crew, the same schedule discipline, and the same rates as our Bend projects. We've built additions on ranch homes near the canyon, converted oversized garages into rental ADUs, and remodeled kitchens in the newer developments on the city's edges — including projects out at Eagle Crest that went through the resort's design review.

  • Permitting through City of Redmond (in city limits) or Deschutes County (Eagle Crest & rural)
  • No travel fees — Redmond is inside our core service area
  • Experienced with ranch-home additions and garage-conversion ADUs
  • HOA and design-review coordination for Eagle Crest properties
  • Single point of contact from first call to final walkthrough

for Redmond Homeowners

🔨

Additions in Redmond

Redmond's ranch homes were built for a different era — smaller kitchens, fewer bathrooms. Bedroom wings, primary-suite additions, and bump-outs are our most requested Redmond projects, and the larger lots make them straightforward to site.

ADUs & Garage Conversions

Oversized garages and big backyards make Redmond one of the best ADU markets in Central Oregon. Garage conversions and detached units for rental income or multi-generational living, permits included.

Common Questions

Questions From
Redmond Homeowners

Do you charge a travel fee for Redmond projects?+

No. Redmond is 15 minutes up Highway 97 from our Bend shop and sits inside our core service area. You pay the same rates a Bend homeowner would.

Who issues building permits in Redmond?+

Properties inside city limits go through the City of Redmond Community Development Department. Properties outside city limits — Eagle Crest, rural parcels toward Cline Falls or Terrebonne — go through Deschutes County. We determine which applies on the first site visit and handle the entire permit process either way.

Can I convert my garage into an ADU in Redmond?+

In most cases, yes. Garage conversions are one of the most common projects we build in Redmond — many of the ranch-style homes near the Dry Canyon have oversized attached or detached garages that convert well. City of Redmond zoning allows ADUs on most residential lots, subject to setback and parking requirements we review up front. See our ADU service page for how the process works.

Do you work in Eagle Crest?+

Yes. Eagle Crest projects run through Deschutes County for permits and through the resort's design review for exterior changes. We've navigated HOA and design-review processes across Central Oregon and build that coordination into the project timeline.

Is building in Redmond cheaper than in Bend?+

Construction costs are essentially the same — labor and materials don't change between the two cities. Where Redmond wins is the land: lots are larger and more affordable, which is why additions and detached ADUs often pencil out better on a Redmond property. Our cost calculator gives you a realistic starting range either way.
